HOW TO MAKE A SUCCESSFUL PURCHASE

Buying a home is a very important part of your future. These are just a few tips to make
the journey more rewarding.

  1. Apply for a home loan if you have not already completed an official application.
  2. Select a Real Estate Agent who is professional and knowledgeable of the area you desire to live.
  3. Meet with your agent to locate homes in your price range.
  4. Let your agent set up showings and tour the homes.
  5. Select the home of your dreams and let your agent help you make a written offer to be presented to the sellers.
  6. If the offer is accepted the Agent will help guide you through the process until the transaction is completed.
  7. If the offer to purchase is rejected or countered the agent will help you renegotiate or search for another home.
  8. After agreement the earnest money will be deposited into an escrow account to be held until closing.
  9. Talk with your lender to discuss your offer to purchase.
  10. You will be given a settlement statement before closing to review and understand the applicable
    fees and charges concerning your loan.

IS A HOME INSPECTION NECESSARY?

A Home Inspection, which is an overview of the physical condition of the property, may be the best money you spend before you purchase a home. Generally, a home inspector will inspect the heat and air systems, the roof, the structure of the home from attic to foundation, the electrical and plumbing components, sinks, toilets, walls and windows. This inspection should give you peace of mind that you are getting a sound home or show you in advance the problems that may be inherent in your home purchase. The price of the inspection will vary depending upon the size of the home.

WHAT ABOUT A HOME WARRANTY?

Home warranties can be purchased by the seller or buyer. They generally give a one year warranty on any problems that should occur after the sale and purchase of the property. They are much like an insurance policy in that the covered parts or appliances would have a deductible that the new owner would pay in order to have repairs done. This could also be money well spent in case of a major breakdown.
